NYC Apartment Maintenance Checklist: 7 Things Every Bk Condo Owner Should Do This Year

If you own or rent in a Manhattan, Brooklyn, Queens, Bronx, or Staten Island co-op or condo, you already know one truth: small problems turn into $5,000 emergencies fast.

Here’s a simple yearly maintenance checklist from a NYC handyman who’s seen it all. Do these now and save yourself headaches (and money) later.

1.  Test Your Shut-Off Valves
Most people never touch the hot and cold valves under the sink or behind the toilet — until they leak. Turn them on/off once a year. If they’re stuck or dripping, replace them before they fail completely.

2.  Check for Flickering Lights
Flickering track lights or recessed cans usually mean a bad head or loose connection. Swap the bulb/head early — it’s $50 vs. a full fixture replacement later.

3.  Inspect Caulk in Bathrooms & Kitchens
Cracked or missing caulk = water getting behind tile. Re-caulk every 12–18 months. Better yet, upgrade to a waterproof membrane if you’re doing any tile work.

4.  Mount TVs the Right Way
Manhattan walls are tricky (metal studs, old plaster). Use a proper stud finder and heavy-duty anchors. A falling TV is expensive and dangerous — do it once, do it right.

5.  Clean Aerators and Showerheads
Low pressure? Mineral buildup. Unscrew the aerator and showerhead, soak in vinegar. Takes 10 minutes and often restores full flow without a plumber call.

6.  Check Smoke & Carbon Monoxide Detectors
Co-op boards require them. Replace batteries twice a year and test monthly. Old detectors fail silently.

7.  Plan Small Upgrades Before They Become Big Problems
Leaky faucet today = flooded floor tomorrow. Single-lever cartridge swap is cheap. Same with bidet installs or insta-hot dispensers — do them proactively instead of in a panic.
